The Hamptons at Town Center offers a mix of market-rate and affordable housing options. Through a partnership with Montgomery County, a    select number of apartments are available at reduced rents for households earning 60% or less of the Area Median Income (AMI) at the time of move-in. The income limits and maximum rents allowed for most Affordable Rental Units in Montgomery County are listed below as of April 2024. Maximum incomes are published annually by the Department of Housing and Urban Development (HUD).

Documentation Requirements
To verify household eligibility and determine applicant qualification, proof of identification and income is required. Documentation needs may vary by household, and additional items beyond those listed below may be requested. After submitting your application, our team will reach out if further documentation or clarification is necessary. Promptly providing any requested information will help avoid delays in processing your application.

Identification
Valid Government-Issued Photo ID

Proof of Income (which may include the following):

  • a. For Employment Income, the following is acceptable proof of income:
    • i. No less than six current and consecutive pay stubs, or
    • ii. Written Verification (verification of employment); third party generated verifications (known as tenant-provided verification) such as pay stubs, letter of hire, or
    • iii. income from third parties such as employers or state agencies paying unemployment compensation, or
    • iv. Zero Income certification (owners may accept a self-certification of zero income from the family at admission and at reexamination without taking any additional steps to verify zero reported income. HUD does not require that such self-certification be notarized. PHAs/MFH Owners have discretion to establish reasonable procedures to manage the risk of unreported income).
  • b. For Self-employed Income, the following is acceptable proof of income (as applicable):
    • i. Self -Employment Verification Certification, or
    • ii. Current Federal Income Tax returns with corresponding tax forms and schedules attached, or
    • iii. 1099 tax form.
       
  • c. For Benefit Income, the following is acceptable proof of income (as applicable):
    • i. Social Security Award Letter,
    • ii. Pension Letter,
    • iii. Severance Benefit Letter,
    • iv. Unemployment Benefits,
    • v. Workman’s Compensation.
  • d. For Support Payments, the following is acceptable proof of income: (as applicable)
    • i. Child Support Certification
    • ii. Alimony Certification,
    • iii. Family or Friend Support Certification.
  • e. For Asset Verification - the following is acceptable proof of income:
    • i. Six-month bank statement that reflects the current account balance of banking/financial checking accounts"

What kind of income should an applicant report?
You must report all income that anyone in your household receives. This information is then reviewed by our team, and it is required that you provide documentation to verify all income.

Is a credit and criminal background check required?
Yes, both are required. We obtain a credit report on each applicant. Our credit reporting agency evaluates credit (which may include rent payment history) as an indicator of future rent payment performance. An unsatisfactory or insufficient finding will result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate. 

We also obtain a criminal background check on each applicant who will reside in the apartment home. It is possible your application will be denied due to criminal convictions."

Is there a utility allowance and how is it determined?
The utility allowance is an amount used to determine the average utility bills for a specific area based on unit size. The utility allowance is used to calculate the gross rent for the family’s unit. The gross rent is the sum of the rent to the owner plus an allowance for tenant-paid utilities, called the utility allowance. The allowance is intended to reflect “typical” utility costs, not actual bills or costs paid by an individual household. The utility allowance would cover utilities such as electric, gas, oil, water, sewer, and trash. Please note that all utility accounts at the time of move in would need to be placed in the household’s name.
