Newport Crossing is located at the corner of Denbigh and Warwick in the Denbigh area of Newport News. Warwick Boulevard (U.S. Highway 60) is the major north-south artery running the entire length of Newport News from the downtown area, north to the historic city of Williamsburg.  Denbigh Boulevard is the major east-west artery crossing the peninsula from the Chesapeake Bay to the James River.

The Virginia Peninsula, which includes the cities of Newport News and Hampton, is bordered by the James and York Rivers and has a population per the 1990 census of 435,000. Newport News accounts for 178,000 and Hampton accounts for 138,000 of the peninsula's population.

The population within a three and five mile radius of Newport Crossing is 82,000 and 112,000 respectively with average household incomes of $41,000-$43,000.

Location: Newport Crossing is located at the intersection of Warwick Boulevard and Oriana Road, just north of Denbigh Boulevard.

Property: 202,000 square foot strip shopping center on approximately 33 acres of land with 1,300 parking spaces Contiguous to, but not included in the sale is a Hill's Department store. Adjacent to the Hill's is a renovated K-Mart store.  Although neither of these stores are included in the sale, the effective impact is a six anchor, 350,000 square foot retail center.
